Yamuna Expressway Authority; asking the approval from the state government, has sent a revised draft of Master Plan 2031 for developing the first phase in the area.
Builders and home buyers are happy as the Master Plan 2031 is likely to be approved by the Uttar Pradesh state government. Asking the approval from the state government, Yamuna Expressway Authority has already sent a revised draft.
Once the Master Plan 2031 is approved, there will be more residential development along the Yamuna Expressway corridor. However the Master plan mainly seeks the approval for developing the first phase in the corridor.
Yamuna Expressway Authority has made some alterations in the Master plan. The plan to avoid the construction plan of Jewar Airport; though the decision is believed to be influenced by the CM Akhilesh Yadav who wishes to have the proposed Airport to be built near Agra, is one of the main alterations in the Master Plan 2031.
Earlier 10,000 hectares of agricultural land on the Yamuna Expressway was kept aside for the development of airport. If the plan gets through the approval of the state government, then this set-aside-airport-land will be used for residential development.
Last month the Authority officials had declared; during its board meeting, that they would revise the master plan and would send to the state government for approval.
At present, the Authority has plans to develop the area up to Jewar. According to the plan about 584 sq. km of land parcels will be developed in Phase-I. These land parcels fall under Bulandshahr and Gautam Budh Nagar districts of the state. Moreover this development will connect Greater Noida and Agra easily.
Under the Master Plan 2031, 18 group housing projects will be developed. For this purpose land parcels of 100 and 200 acres will be allotted to the developers across the Yamuna Expressway corridor. Adding to it over 20,000 housing plots are also allotted to some individuals.
